How do HOAs work?

I have a few clients exploring the Condominium world. The grounds are beautiful, the pools are clean, the grass is trim, and the gym equipment is in good working order.

When you purchase a home, there's a good chance you'll have to pay a homeowners association fee, especially in gated communities, townhouses, condominiums, and other similar planned neighborhoods. The idea is to keep common areas clean and maintained, and there's usually an HOA board that is responsible for setting the rules and regulations.
Each HOA is different, but most have the same core elements. You'll typically pay your HOA fees either monthly or annually, and it's an important factor to consider when you're weighing your options for a new home. So what is typically included in your HOA fees?

First, the fun stuff Amenities are typically the big perk of living in a community with an HOA. While you lose out on some of the freedom of living without an HOA, you instead get community amenities like a maintained pool, gym, clubhouse, tennis courts, and other amenities. The HOA fees pay for cleaning and maintenance, so-in theory-you'll always have a clean pool whenever you want to use it.

Protecting the community HOA fees often contribute to insurance for the community amenities, as well as a fund for unexpected repairs to damaged community property-think damage from weather or accidents.

General maintenance Your HOA fees will go toward maintaining the general safety and upkeep of the community. This means things like elevator maintenance for condominiums, snow removal, and trash/recycling services.

Be active in the association There may be a board of directors, but homeowners associations exist for the betterment of the entire community, and every voice matters. HOA meetings-and the amenities they support-provide great opportunities to meet your neighbors and make your community a better place.

Enzo is 6 years old and nearing 7, fast! He is bright, energetic, and loves Star Wars. I tip my hat to Mr. George Lucas for last year alone, we, the parents, and grandparents, easily dropped a few thousand dollars on Star Wars Merch!

I know we parents want the best for our kids. I'm guilty of spoiling my Son, but I am starting to see that his consumerism is bit out of control.

Star Wars everything: book bags, shoes, socks, underwear, bed sheets, hats, sock hats, sweaters, Millenium Falcon drone (it's really cool), and on and on and on.

I don't mind that he has all these things, but I'm starting to feel that the time has come to teach Enzo about money and how it works. Of course, I have no idea how to teach that to a 6 year old and Rebekah seems to have a better grasp on what to do and how to go about it.

She was raised with a lot more chores and responsibilities than I was. I got paid to hit home runs, not do dishes. Truth be told, home runs are more fun, but it didn't help set me up for life after sports

Of course, like a man, I didn't listen to her right away and had to go out and do my own research. In doing so, I came across this little gem, Money Doesn't Grow On Trees, by Neale S. Godfrey. She is the President of The First Women's bank and also a Mom.

Besides reiterating some of Rebekah's suggestions, it also gave us some insight as to why Money and Personal Financial responsibility should be discussed at home and as a family.

I don't know about most of you, but I was never taught about finances at school until I reached the collegiate level. Funny, how you can get a CREDIT CARD or STUDENT LOAN at age 18 without ever being taught anything on financial responsibility. (guys buy cars = debt)

Anyway, I just decided to share this with you all, as a parent, uncle, older brother, and person just tired of seeing young people make some poor decisions that have life long implications on there long term financial success.

Tons of great ideas for teenagers, too.

Muhammad Ali's; "A Pint of kindness..."

" A pint of kindness..."

Muhammad Ali's Recipe For Being Remembered

With just the first week of the 2017 New Year behind us, it seems, sadly, business as usual around the world. I have read plenty pessimism through out my Social Media outlets and sense fear coming from so many friends and loved ones from all over the world.

Time's are tough and it appears to have no end in sight. At least not in the near future. Not at this very moment.

Change starts in us. In you. And starting with me.

Rebekah is always reminding me to have "FAITH" in myself. She teaches me that we should all have faith in each other, the brotherhood and sisterhood of Man.

Ali was a good man, and yet, still a fighter.

Even during the heat of battle, during a very challenging time in American History, Muhammed Ali, reminds us that how we treat each other is far more important than our accomplishments.

Here is the transcript:

When asked by David Frost, "What would you like people to think of you when you've gone?"

Mohammad Ali:
I'd like for them to say: He took a few cups of love.
He took one tablespoon of patience,
One teaspoon of generosity,
One pint of kindness.
He took one quart of laughter,
One pinch of concern.
And then, he mixed willingness with happiness.
He added lots of faith,
And he stirred it up well.
Then he spred it over a span of a lifetime,
And he served it to it to each and every deserving person he met.

Friends, can we do better this week?

I will go first.

Happy New Year from Andy Martinez Jr. Realty

Happy New Year from Andy Martinez Jr. Realty

Dear Friends,
It was an amazing 2016 for all of us here at AMJ Realty. We could not have done it without all of your love and support.
We are truly blessed for all of the clients, friends, family and business associates in our lives. AMJ Realty experienced tremendous growth professionally and personally. The referrals from many of you has everything to do with that growth. Please keep them coming. It makes my work a lot more rewarding when they happen.
The night before Thanksgiving, Rebekah and I hosted what was to be a "small" party that turned out to be more of a bash. A lot of unexpected guests turned out and plenty of our usual suspects, too. Rebekah and I both walked away from the evening realizing how very fortunate we are to be surrounded by so many great people that care for us. I want you to know that we care very much about ya'll (in Rebekah's Texas draw) too!
With the New Year in full swing, yes it's 2017, we want to invite all of you to continue being a part of our professional community and make some new friends along the way.
There will be many big announcements in the coming months and we are thinking about having our next party sometime in February here in Los Angeles. How does Korea Town sound?

Houston, Miami, you are next!!
Here's a big announcement: During the holiday break, our 6 year old Enzo finally learned to ride his bike without training wheels! Pedestrians, you have been warned.
Please have a safe and wonderful 2017 and let us know all of the exciting things that are going on with you!

Korea Town Eats & Podcast 2 with Vegan Nutritionist Tanja Johnston

I'm really enjoying K Town. After 2 years of living in Hancock Park, getting east of Western is becoming my norm. Not only for me, but I am showing my clients how great this part of Los Angeles is. K Town is cool. Food is unbelievable. Nightlife is all night and everywhere. Schools in the area score well above 800 API. Downtown LA is just a stones throw away and public transportation is solid.

Here are a few spots REBEKAH and I enjoy.

Korean BBQ: Road to Seoul

Nightlife, I'm a Karaoke Guy: Cafe Brass Monkey

And LATE NIGHT Coffee/Desserts:

After your night out, remember to hit the gym the next morning!

Feel free to share with me your K-Town favorites.
